Like residential mortgages, calculating Buy to Let mortgage amount has also become complicated due to the recent changes around government legislation.
As a general guideline, 75% to 85% of the purchase price is available regardless of the applicants personal yearly income as long as the rental income is high enough to cover the monthly mortgage payment. So, it is not necessarily true that you have to earn a certain amount in a year to be able to qualify to buy a Buy to Let property.
Rental income has to be between 125% to 145% of the monthly mortgage payment depending on your personal tax position.
